🧮 How we calculate these averages
Full transparency — here's exactly what goes into every number on this page:
- Only real, approved listings count. Each ad is manually reviewed and its owner verified before it goes live. Pending and rejected ads are excluded, so nobody can skew the market with a fake price.
- You choose the time window. The buttons above limit the data to listings posted in the last 3, 6 or 12 months (or all time). Narrower windows show today's market; wider windows are more stable.
- We group like with like. Prices are split by category and type (houses, apartments, annexes… / cars, vans, SUVs…), by district, and by the factors that matter — furnishing, bedrooms, self-drive vs with-driver, transmission.
- Like-for-like time periods. Property is normalised to a monthly rent and vehicles to a daily hire rate, so every listing in a group is compared on the same basis.
- The average is the mean. For each group:
average = total of all prices ÷ number of listings. We also show the lowest and highest price so you can see the spread, not just the middle. - It updates itself. Figures are read live from the database every time you load this page — as new verified listings are posted and old ones expire, the averages move with the real market.
Prices are owner-entered and verified by our team, but rentals are negotiated directly between renter and owner — treat these averages as a guide, not a quote.
